Architectural solution
A 7-storey building will be constructed on the lot. It will contain a total of 66 apartments and 6 office spaces, plus two underground floors for parking, storage spaces and technical rooms.
There will be seven floors for dwelling rooms, and one floor that will contain office spaces as well as apartments. The house will have two staircases, both located on the southern side of the building. A lift will be added to both staircases.
Concrete surfaces, painted white, and composite facade covering panels with a wood imitation dominate the exterior finish of the building. Laminated glass surfaces, attached to steel frames, can be seen on balcony barriers.
The selection of apartments in the building varies from a one-room to a four-room space. Most of the apartments have a glazed balcony, while the apartments on the 6th and 7th floors are equipped with spacious roof terraces.
Terraces and a green space, surrounded by a concrete support wall, will be constructed on the eastern and western sides of the building. In addition, there are plans to build a children's playground on the western side of the house.
Access to the heated underground parking lot will be situated on the northern side of the building on Saani Street.

The building is categorised under class B of power consumption

Roof
• Covered in coil material. Terraces are partially covered in boarding.
Walls
• The load-bearing prefabricated exterior walls of the building are made of concrete panels for interior and exterior surfaces.
• The partition walls between apartments are made of concrete panels
• The interior walls in the apartments are made of either concrete panels or gypsum plasterboards. All the walls are painted.

Ceilings
• The house is equipped with ceilings made of hollow core elements, to which a sound insulating layer is added. The ceilings all have V-shaped joints and are painted white. Aluminium suspended ceilings are installed in the sanitary spaces.

Stairs
• Steps made from terrazzo are built on load-bearing metal constructions.

Lifts
• There are two KONE lifts in the building.

Balconies
• Balconies have sliding glass doors. Walls made of Luja panels have been installed on the balconies as barriers between apartments to keep fire from spreading.
• The surface of the balconies is covered with prothane.

Terraces
• Covered with prothane or stone for terraces.

Fillings
• The so-called Finnish windows installed in the apartments are made of a wooden and aluminium construction. They are equipped with two frames and open inwards. The airborne sound insulation index of the windows is 30dB and their thermal conductivity K 1.0 W/m2*K.
• All of the office spaces have aluminium fillings.

Doors
• The main doors of the building are made of aluminium constructions and equipped with double glass units.
• The doors for the technical rooms are made of metal.
• Storage spaces are equipped with trellis doors made of metal constructions.
• The apartments’ wooden exterior doors are veneered and soundproof.
• The apartments’ interior doors are smooth and covered in oak wood veneer, stained to match the colour of the floor parquet. The door frames are veneered.

Floors
• The floors in the car park and the storage spaces are made of dust proofed concrete surfaces.
• The floors in the public spaces of the building are covered in clinker panels.
• The floors in the apartments are made of an all-natural 14 mm thick oak wood parquet, which is installed according to the client’s wishes. The floors are also equipped with matching wooden moulds.
• The floors in the sanitary spaces are covered in ceramic tiles, chosen according to the client's wishes. Wet room floors are equipped with electric heating.
• The hallways of some apartments are covered in ceramic tiles.

Sanitary equipment
• Sink by Ifö Sign
• Toilet bowl by Ifö Sign
• Bathtub by Aquator, a corner bathtub or a regular bathtub.
• The apartments are also equipped with either a shower, a shower base with a shower stall by Ifö or a baseless shower room with a glass partition wall.
• The premixing taps are chosen from the Talis S series by Hansgrohe.
• Some apartments are also fitted with a sauna. According to the design, the sauna will have a sauna stove, a glass door, a wooden platform, a light fitting and wooden cladding made of aspen.

Heating and ventilation
• The building is heated from the boiler room of the building by a central heating system based on district heating.
• The ventilation problem is solved by fitting a separate air injection and exhaust system in every apartment (with a plate heat exchanger).
• The ventilating apparatus is located in the sanitary space.

Power supply and weak current
• Power cables will be fitted into the apartment according to the design. The sockets and switches are white and selected from the LeGrande series.
• According to the design, the apartments will also be equipped with a TV set as well as cables for a phone and data communication.
• Cables for a security alarm system are also installed into all apartments.
• Door phone systems to open the main door of the building are fitted to each apartment.
